Cancellation policyTenant Cancellation and Cancellation Fees
10.1 The tenant may terminate the contract unilaterally without incurring a cancellation fee if done at least 60 days prior to the planned arrival date.
10.2 Outside the period specified in clause 10.1 (from 60 days before arrival onward), termination by the tenant is only possible upon payment of a cancellation fee equal to 70% of the agreed total rent.
10.3 In case of no-show without prior cancellation notice, the full amount of the agreed total rent becomes due.
10.4 For cancellations of a booked stay even earlier than 60 days before the planned arrival, where a deposit has already been paid, a processing fee of 10% of the deposit amount will apply.
11. Cancellation by Franz Clemens Waldburg-Zeil
11.1 Up to 60 days prior to the agreed arrival date, Franz Clemens Waldburg-Zeil may terminate the contract unilaterally and without providing a reason.
12. Early Termination for Good Cause
12.1 Franz Clemens Waldburg-Zeil is entitled to terminate the contract with immediate effect for good cause, in particular if the tenant:
12.1.1 falls behind on payment of rent, in whole or in part, despite a written reminder with a 10-day grace period, or fails to comply with an agreed deferred payment arrangement;
12.1.2 uses the property or other provided facilities in violation of the contract or their intended purpose;
12.1.3 makes significantly detrimental use of the property, or behaves in a way that could disturb public peace, order, or safety;
12.1.4 transfers the property, in whole or in part, to a third party without authorization;
12.1.5 violates official regulations;
12.1.6 fails to present any required official permits;
12.1.7 keeps an animal on Schloss Glopper contrary to these terms; or
12.1.8 makes fulfillment of the contract impossible due to force majeure (e.g., fire, severe weather, official orders) or other circumstances beyond the control of Franz Clemens Waldburg-Zeil.
12.2 In the event of termination under the provisions above, the tenant must immediately surrender the property. The tenant agrees that Franz Clemens Waldburg-Zeil may take immediate possession of the property and clear it at the tenant’s expense. In such cases, the tenant shall have no claims whatsoever against Franz Clemens Waldburg-Zeil under any legal grounds.

In 2016, Count Franz Josef entrusted his Vorarlberg estates, including Schloss Glopper, to his eldest son, Count Franz Clemens (born 1962). Together with his wife, Stephanie, née Countess von Blanckenstein, Schloss Glopper was extensively restored and brought up to the latest technical standards in just 13 months. In 2018, Schloss Glopper opened its doors as a 5-star luxury secret escape for guests from around the world.
According to the legend of Glopper Castle:
The Little Bells of Glopper and the Wizard Halbmule
On the new Emser Glopper Castle there once hung two miraculous little bells with an especially sweet tone. The larger bell contained a lock of the Virgin Mary’s hair. They were rung primarily to ward off approaching storms and they were said to protect Ems from severe weather. Even wealthy Swiss buyers were unable to purchase them, despite offering large sums of money.
Even the wizard Halbmule, who could control the weather, was powerless against their magic. When he angrily attempted to bring a severe storm over Ems, the ringing of the bells drove the dark clouds away. In his fury, he cursed the consecrated bells and blasphemed against God. Shortly thereafter, he fell ill and died.
Later, the little bells were moved to the chapel in Reute and were melted down. Whether their miraculous powers—and the lock of the Virgin Mary’s hair—remained intact is unknown to this day.
